Redding Real Estate ~ The North Wind Blows and Those Changes Manifest New Beginnings!

I wrote a post the other day about “The North Wind Blows and Change Occurs”. Well those changes are well on their way. We said “Goodbye” to our office of some 15 years (4 years for me). We had a potluck and we all ate too much. My Broker, Ross Domke looked tired but excited and we are all opening up business in our new building come Sunday morning. It is state-of-the-art with a dynamic location in the downtown area of Redding. We are all very excited.

That North Wind….I’m changing my business. I’ve been building for over three years a internet marketing infrastructure for my clients. Our websites and blogs are wonderful resources for our clients. We’ve worked hard to build a pervasive web presence and it’s now working well and helping our clients. Doing development and doing real estate has resulted in me surviving these years of a downturn market, however I have not had the gratification of seeing it all in place and knowing that it will provide opportunity for my clients. While I will be blogging my little heart out, I won’t be doing much development….yeah! I think we are THERE…..Yeah!

I started some coaching last year and that provided me with inspiration for new goals and a new business development plan. I have an accountability coach that rocks and I’m time blocking so that we may have a life….like all flyfishing and getting some art shows in.

By the way my dear husband, David Gendron placed first in his class at the Sundial Film Festival and placed second overall in Best of Show. We were shocked and elated. Congratulations David. We are looking forward to getting more involved with the art scene in Redding. Our new office is downtown and we are going to be part of the monthly “Art Hop”.

At the end of February 2009 we had:

11 Actives - Median Price $$289,900, 3 Pending Sales - Median Price $302,474 - 1 Closed Sale - Median Price $207,500, Average Sold Price Per Sq Ft $142.31 (REO) DOM 148. Average List Price Per Sq Ft $168.29 and Average DOM 46. Let’s check the status of our listings.

At the end of January 2009 we had:

5 Actives - Median Price $289,000, 3 Pending Sales - Median Price $$229,000 - No Closed Sales. Average List Price Per Sq Ft $174.17 and Average DOM 86.

We continue to see prices coming down monthly. While this is a larger community, we are seeing a very reasonable square foot price for this community within Redding. The average list price per square foot for Country Heights has been $174.17 $168.29 per square foot with an Average Days On Market of 86 as of the end of February 2009. We continue to see declining prices.

It is apparent that while Misty Glen is a beautiful home, it has thrown the data off for this community. We simply do not see this type of price even for million dollar homes. It is beautiful but priced incorrectly.

Redding Real Estate ~ BUT DUDE ~ Your House Isn’t Ready to Show!

As I opened the door there was a loud winding creek to the door and my eyes came to rest on a long strip of orange carpet that went along one wall leading to the next room. The floors were hardwood and worn. There seemed to be no other choice but to walk down the carpet and view the home. I closed the door and as I began to walk down this orange strip of carpet, I noticed that it had funny striations in it almost as if it had been splattered with bleach and then came the very strong smell of bleach. As I continued to the next room I could see a third room and in this room there were two men and they were like mopping the floor in that room. I said Hello and how are you? The one man replied back that they were bleaching the carpet in that room. I replied that I was not so sure that was such a good idea. The first gentleman explained to me that he was “fixin” up his house because it was on the “market”. He wanted to show me all the cool stuff he was doing to get a good price.

With the strong smell of bleach, I pretty much wanted to get out of there and so as I backed up to leave, I bumped into the wall. I smelled paint and looked at the back of my jacket. It was splotched with paint. I had borrowed the jacket from a family member and it was a very prized possession. I felt sick.

As I turned to leave, he came with me. He began talking about all the things he was doing. He was putting new landscaping in and re-doing the front of the house. As I stepped out the side door, I stepped into wet cement up to my ankle…..WOW….I said, when did you do that? As I tried to grab a nearby Sapling to catch my balance the Sapling gave way and down I went. Now, I am setting in my paint splotched jacket in 3 inches of wet cement wearing my expensive “Audra” pants from Macy’s.

He helped me up. As I am getting up, I notice that there is a river of cement running down the street. I ask him “if he doesn’t think that might be a problem”. He just looked at me and does not answer. I finally get to the side street where my car is parked and I’m wondering how I’m going to get in my car without destroying it, when the man ask me what I think about the house. We walk a little further so that I can better see the front of the house and as I look up at the front of the house it looked like an old New Orleans style two story with all the iron work. Half of the front of the house was missing as if a tornado tore it off.

I felt a moment of complete loss. How can I begin to explain to this man the hazards he has created and he’s trying to market his home and have agents show it. Feeling completely overwhelmed, I simply look at him and my response is “BUT DUDE, your house isn’t ready to show and started to laugh.

My laughing woke me up and my husband. I proceeded to tell him my dream and we laughed ourselves awake and into a good day. Don’t let it get to you….hang in there even with the “rivers of cement” and bleached carpet….we can make it! I guess this was my real estate…..can’t call it a nightmare….more like slapstick! I wish I could have filmed it. I guess I must be doing okay if the stress comes out in the form of a very funny dream….Dude….and Whoa….as I grab the Sapling!

Redding Real Estate ~ Short Sales ~ Housing Stimulus Plan ~ Keeping Your Home!

If you are behind in your payments and cannot bring the loan current, you may be in the process of a short sale or considering a short sale. At this point, it is important for you to check with your bank and see if you have options. Wacovia is contacting those clients that may have the income to do a workout. The critical factor is that you must prove the income to sustain the loan.

They have several options to extend to you that include forgiving the overdue balance and adjusting the loan value by 20%. Another option that is being offered is a 40 year loan with interest only payments for 10 years.

The critical factor here is that you must have the income to justify the new loan amount and options. If you have had a hardship and do not have the income to sustain the loan, then your choice to do a short sale may be your best option. You should check with your tax adviser or attorney as to your best course of action if you cannot make your payments.

A peak at the market activity in the month of February 2009 reveal the following trends.

We had 0 Closed Sale, 3 Pending Sales and 44 Active Listings. The median price for Pending Sales was $550,000 and the median price for Active Listings was $431,700. The Active Listings range in List Price from $186,000 to $1,980,800. The Overall Days On Market average out to be 155 DOM and the average per square foot list price is $218.07. Since we did not have any closed sales in this month we do not have camparable data for list versus sold.

Palo Cedro Short Sale

NOW PENDING–22229 Lassen View is a Short Sale and offers you the privacy and seclusion of Palo Cedro with the room to roam. 2.78 Acres provide the room for horses and that gentleman’s ranch. This 4 bedroom 2.5 bath home built in 1988 offers ample room. There’s a bit of work to do on this one, however the square foot price at $148 provides the opportunity for a bit of TLC for the right price.

ACTIVE NO CHANGES–9306 Wagonette is a beautiful home built in 1999 and listed at $425,900. 2150 square feet on 2 acres this 4 bedroom, 2 bath home is lovely. The square foot price is $198.

Palo Cedro Estates

NOW PENDING–9420 Palo Cedro Estates offers 2 acres and 2700 square feet with 3 bedrooms and 2.5 baths. This is a short sale. The square foot price is $199.

We continue to see many ACTIVES and few Closed transactions. The higher priced home are still stalled. We lost many of our “move up” clients in the economic downturn and so our Buyer for the higher markets are “out of town” Buyers or “Move Down/DownSize” Buyers. The well priced homes at 3% below market or more will MOVE.

Gold Hills is a beautiful and luxury home community nestled in the foothills North of Redding. It is a lovely and prestigious community with homes backing to the golf course, golf course views and luxury amenities and views of three surrounding mountain ranges.

At the end of January we had:

7 Actives - Median Price $445,000, 1 Pending - Median Price $339,900, and no closed sales in the Month of January, 2009. We see an average square foot List price of $173.79. Overall Average DOM 125. The List Price Range $ is $359,000 to $699,000.

At the end of February we had:

7 Actives - Median Price $425,000, 1 Pending - Median Price $399,000, and no closed sales in the Month of January, 2009. We see an average square foot List price of $168.56. Overall Average DOM 133. The List Price Range is $359,000 to $699,000.

We continue to see slow movement in the Luxury Markets here in Redding. Due to equity lost and market value loss we have lost our local “Move Up” Buyer. Most sales are from “Out of Town” Buyers retiring, second homes or relocating. We also have local Buyers that are downsizing from larger more expensive homes.

We continue to see prices coming down and will continue to do so throughout 2009. Foreclosures and Short Sales will be at record numbers and drive the market down further. The Housing Stimulus Plan is too little and too late. It will not help the majority. The higher markets will continue to adjust while we see activity in the entry level/investor market.

That man from Mars living a quiet life in Redding CA has just been chosen in his class as a winner for the Sundial Film Festival. His art will be displayed in the Cascade Theatre for a little over a month and he will be among those competing for the first place prize in his class. How cool is that. I am so happy for this sweet man that sees the world in such a different and unusual way (hence being from Mars).

Here’s the photo that won “Wave Girl”. I’ll be tagging along and doing my “roving reporter” thing. It will be so fun to get a bit better networked into the artists’ community here in Redding. Who knows perhaps one day soon he will have a gallery show of his own…..think that may be in the works….on a cosmic level. Congratulations David!

I love going to the Redding Farmers’ Market. I enjoy the work of local artisans and the fresh produce that is grown in our local area. There is usually entertainment of some type and great mix of good things from Shasta County and beyond.

All types of soaps.

Come and enjoy on Saturday morning at City Hall to the West in the parking lot. You will always find new and different things and believe me you will enjoy. They have home grown honey there usually.
